	Mike's Top Tip #1 When doing up your bathroom, kitchen or undertaking any type of home renovation or extension, it is important to avoid over-capitalising - that is, spending more on the renovation/extension than the project will add in value to your home.  As a general rule of thumb:   New kitchen: Spend 4% to 7% of property’s value New bathroom: Spend 2% to 5% of property’s value Landscaping: Spend 2% to 3% of property’s value

We had a very good friend recommend Mike Bronswijk from Fix It Building Services to complete our large wooden steps leading to our front entrance.

We had a basic design from our original house plans but wanted to alter the plan and make the front entrance steps larger and add one more step. Mike spent a lot of time understanding our requirements and drawing up a new design for us.  The completed steps are finished to a very high standard and compliment our architecturally designed house.

Mike's Top Tip #2

Expanding your existing home, especially if it is a two-bedroom home and you add a third bedroom, can make a major difference to the resale value of your home. In fact, depending on where you live and the size and style of your house, you could add 25 - 35% to your home's value - without necessarily needing to spend that much. 

If your home has two or more bedrooms but only one bathroom, you can add considerable value by adding another bathroom, even if it's just an ensuite off the main bedroom or a toilet/powder room adjoining the living/dining area.
